ASK503: Should this put me off Derby? PLUS: Should I buy despite planning uncertainty?
It’s another week of Ask Rob & Rob, and we’re tackling more real-life property dilemmas from our listeners.
(0:45) Russell’s considering investing in Derby, but he's seen several articles labelling it one of the worst places to live and highlighting high crime and poverty. He wants to know whether it’s still a place Rob and Rob would recommend and if it remains a solid investment location despite the negative headlines.
(3:13) After having his offer accepted on his latest investment, James’ HMO application was rejected. He’s appealed and been advised there’s a good chance of success, but without approval, the deal no longer stacks up. He asks whether it is worth taking the risk and completing anyway, or if he should walk away.

ASK502: Should I re-invest in higher quality properties? PLUS: What can I do about this water damage?
It’s time for the latest edition of Ask Rob & Rob, so let’s dive right in!
(0:40) David owns a Grade II listed property on the Isle of Wight, but after years of upkeep headaches, he’s ready to sell. He’s planning to reinvest through a new limited company, but he’s torn... should he go for two high-end properties or three average ones?
(5:05) Dimada’s been dealing with repeated water damage from the flat above, which has affected his ceiling and electrics. To make matters worse, the upstairs owner won’t take responsibility, and the block manager says it’s not their problem. So, he’s hoping Rob & Rob can shed some light on what she can do to recover his costs.

ASK501: What do I do with an inheritance? PLUS: Should I sell or rent out my flat?
Welcome back to Ask Rob & Rob! Today, we’re diving into questions about starting a property portfolio and navigating the London market.
(0:42) After inheriting a low six-figure sum, Felix is keen to start building his property portfolio but isn’t sure where to begin. With no income yet as a full-time student and cautious about risk, what will Rob & Rob suggest for someone starting out from his position?
(5:10) Zara’s almost finished paying off the mortgage on her two-bedroom leasehold flat in London. She wants to upsize to a larger property and is wondering whether to keep her current flat as a rental to help cover costs, or sell it given rising service charges and potential resale challenges.
